I stayed in this hotel at regular intervals for the last 5 years. It was a top hotel in the night market quarter. In the meanwhile it is really run-down, nothing is renovated or modernized - and its still quite expensive. Watch out, there are better ones in that area to reasonable prices.ATTENTION: HotelTravel offers the same rate as years before - but today without breakfast, which is in the princess really good but expensive when it is not included! Direct booking is cheaper!

Very displeased with my stay at this hotel. The room smelt damp as did the whole hotel. The bathroom was very old and also smelt damp. The lack of English speaking staff made our stay very difficult also meant the pool staff ordered me drinks i did not order all due to the lack of English skills. Also the quality of the cocktails was the worst i have ever come across. Basic requests for half the amount of ice were totally ignored. The breakfast was probably the only slight bright spot in our stay. All in all would not recommend this hotel in spite of its location.

The staff was excellent; the food for breakfast was passable at best. The room's A/C did not seem the most effective and we gave an extensive tip at pick up for the "Free" p/u at the airport which we were charged for at check out. You are paying for location: plain and simple

This was our 3rd time staying at the Royal Princess. We keep returning! It is fantastic, close to the Night Market with clean, well appointed rooms, excellent service and a wonderful breakfast buffet.

I thought this was a perfect hotel for a family holiday, the staff were welcoming, the facilities well laid out and very handy for quick outings and a large variety of eating options. The pool lacks a very shallow end and some members of the tour desk were not very helpful but these are very small comments in comparison to a great stay. The hotel was recommended to us by friends and I would repeat their enthusiatic comments.

The traditional Thai decor and atmosphere gives the hotel an old world charm and elegance which remains with you long after returning home. As for location , what could be better than to walk out the door and to be right in the middle of all the action and excitement of the night markets. This has been our third trip to Chiang Mai and our third stay at the Royal Princess. We wouldn't want to stay anywhere else and highly recommend this hotel to the most discerning of traveller.

The staff are friendly and they make you feel welcome. The location is perfect because it is across the street to the Night Bazaar. The toilet was a bit of a problem because it did not flush well. But everything else was excellent.

This hotel might have had its time of glory but it is in bad need to be improved. Deluxe room did not have a chair to sit down, carpets were dirty (from old age) and need to be changed, doors and walls need repainting. It is cheap, but I would rather pay more and be in a better maintained facility. Service was good as a European or US standard, but for Thailand it was not as friendly as I was used to. Close to the night market, which is nice

The reception desk staff were very polite and helpful. Beds were excellent and the room large. The bathroom was a little bit small but nicely appointed. Everything was at the hotel that we expected. Fantastic lobby area to socialize and relax. The staff in every section [restaurant, reception, housekeeping, doorman] were just so nice and pleasant to chat with and helpfull. Just great food and a fantastic breakfast each day. I am more than satisfied with the hotel service and the cost.

Our room was excellent in every respect except its proximity to the main air conditioning unit which ran 24/7 giving a constant noise.

The Hotel is located in an excellent location for people interested in shopping, esp at the night market. However, we were most disappointed to find baby cockroaches in the bathroom and our bed, not once but twice during our short 2 days stay there!

Rooms are very old. First we were put into a back room with no sights out of the window. Then we did change to another room. it was little bit bether. But I would never go back to this Hotel. It was not worth the money at all.

This hotel is well located in the centre of Chiang Mai and right next to the Night Market so you are well placed for getting around. The lobby area is nice and airy. The rooms were large and spacious and fairly well decorated. Staff were a delight and so much fun I had my birthday whilst in Chiang Mai and on returning from a night out went on to celerbrate with the staff who even presented me with a cake. The only problem I had was the building work that I was not aware of and started early/finished late.

Excellent location right by Chaing Mai night market. Can get much better deals on tours by going to one of the tour offices in town rather than using the one at the hotel.
